5 Things to do Before Putting Your Home on the Market

There are a lot of you out there who would like to move on to greener pastures but the thought of fixing up your home and getting it ready for the market seems all too daunting.  Am I right?  Guess what, you’re not alone.  Everyone dreads a huge project with open ended possibilities for added expenses.  Let me clue you in, you don’t really have to go that far to get your home ready for the market.  If you can achieve these five things; the things that actually matter to potential buyers, you too can successfully list and sell your home without tearing your hair out.  

1.  Have your home inspected by a Licensed Professional Inspection Service.  

This will give you peace of mind when it’s time to list your home because there is no longer a fear of the unknown.  You will know what items need attention and have time to remedy them before that sign goes in the yard.  (Contact me for a few great sources in the Southeastern Minnesota area). 

2. Organize & clean.  

Sounds simple, right?  No.  This is THEE most annoying and time consuming task on this list and by far the worst part of listing your home.  But, guess what!  YOU HAVE TO DO IT ANYWAY!  Why not get yourself 30-50% packed before you even list your home.  Take anything you do not use on a daily basis and pack it.  Take this time to organize while you pack so your life will be easier when you’re in your new home, unpacking.  Clean.  Clean everything.  Twice.  Clean like you’ve never cleaned before.  It’s that simple.

3. Get repair/replacement estimates. 

For any items that came up during your pre-sale home inspection, get estimates for those repairs/replacements.  You can choose to make those repairs/replacements after you’ve gotten estimates.  If you’d rather leave a few things up to the potential buyers now you have negotiating power because you already know what it will cost to fix the issue(s).  (Contact me for a list of reputable subcontractors that I’ve accumulated over the years).

4. Find your warranties. 

I know, right.  Where the heck are they?!  Probably full of dust above your fridge or stuffed behind the Pyrex in the cupboard (you’ve already clean and organized). 😉  Find them, put them in a binder and leave that binder on the kitchen counter for all showings and leave it with the house when you move.  

5. Spruce up the curb appeal. 

Did you TiVo that HGTV episode?  Good.  Delete it.  Use your common sense here and make sure your driveway isn’t sinking, shrubs are healthy and trimmed, and doggie doo-doo is cleaned up before showings.  There’s nothing like a foot in dog poo to kill the mood during a showing.
